Your step by step guide to renting a property
Finding and renting the right property isn’t as daunting as it sounds. Follow the steps below, and you’ll be picking up the keys to your new pad in no time!
Work out what you want
If your search is going to be a success, you need to know exactly what kind of property you’re looking for from the start.
Perhaps you need to be close to the hustle and bustle of Cambridge. Maybe being close to the countryside is more important to you. Either way, you need to think about how your new home is going to fit into your desired lifestyle.
Once you’ve built a picture in your mind of the kind of accommodation you want, it’s time to talk money. Our advice is always to set a realistic budget, and stick to it. You will need to prove to your landlord that you have enough monthly income to cover your monthly payments, along with your utilities, your council tax bills, and all the other expenditure that comes with having your own place. Our letting agents can help you determine how much you can afford to spend.
Start your search
Take a look at the properties that are currently available to rent in the local area and get a feel for what’s out there. When you see something you like, be sure to arrange a viewing sooner rather than later to avoid missing out – after all, there’s an awful lot of competition for rental properties in Melbourn and its surrounding towns and villages!

Apply for your tenancy
Once you’ve seen a place you love, it’s time to get the ball rolling by paying your holding deposit and completing your tenancy application paperwork. We will then use this information to apply to your current landlord and employer for a reference as well as conducting a credit check.
Undergo right to rent checks
The Immigration Act 2014 states that, as letting agents, we need to double check that our adult tenants have the right to rent a home in the UK. We will ask for proof of this when you make your application but will also need to verify your ID in person at our offices in Melbourn.
Organise your move
Now that all the paperwork is out of the way, it’s time to arrange your move! Once you’ve paid us your initial rent payment and the required deposit, we’ll agree a move-in date and arrange to meet you at the property to verify the inventory with you (an important document that details the current condition of the property, it can avoid damage claims and discrepancies at the end of your tenancy) sign paperwork, take photographs, meter readings and hand over keys
